From manor house to distinctive homes

Upper Hall has a long and layered history. A dwelling on the site can be traced back to the early 13th century, and the building later developed into an impressive manor house set within mature grounds on the edge of Ledbury.

By 1920, Upper Hall had taken on a new life as a school, a role it continued to serve for many decades. When Ledbury’s former secondary school relocated in 2002, the estate presented a rare opportunity to give a substantial Grade II listed building a carefully considered residential future.

RRA Architects was appointed to help transform the former school estate into a unique residential development while retaining the quality, presence and character of the historic buildings. The main house was converted into eight apartments, with the lodge and coach house adapted to provide further separate accommodation. Additional homes were carefully introduced on the former tennis courts, alongside a new dwelling within the grounds for the client’s own use.

Sustainable reuse of a listed building

After decades of limited investment, the buildings required extensive repair and restoration. The challenge was to bring Upper Hall back to life while adapting it for modern residential use, including the required fire separation, acoustic performance and servicing.

The completed apartments combine generous proportions, historic character and a mature landscaped setting, all within walking distance of Ledbury town centre. Their appeal lies in the balance between heritage and practicality, with the charm of a period building and the convenience of well-planned homes.

At its heart, this project is also a strong example of sustainable reuse. Rather than allowing a major historic building to decline or replacing it with new development, Upper Hall was repaired, adapted and returned to residential use. Reusing existing buildings preserves embodied carbon, protects local character and extends the life of architecture that already has meaning within its setting.

For RRA Architects, Upper Hall remains a valuable example of how listed buildings can be carefully reworked to meet contemporary needs without losing the qualities that made them worth saving in the first place.
