

























This distinguished 19th-century detached villa suffered significant damage in winter 2022 when a burst pipe on the top floor flooded the building from the top down, affecting numerous historic details. RRA Architects led a carefully managed programme to repair the fabric and safeguard the property’s listed character.
We secured Listed Building Consent from Cheltenham Borough Council and worked with well-repected contractors and heritage specialists JM Weston of Cheltenham to deliver the approved scope. Original elements that could not be retained were removed as reference pieces, allowing precise replication of profiles and details so the interiors appear authentic and continuous.
Externally the defective render was fully replaced to restore the façade. Gate piers and gates were reinstated to improve security and street presence in line with historical precedent. Internally damaged plaster was taken back and renewed, architraves and skirtings were replicated and fitted, along with decorative cornices, picture rails and ceiling roses where necessary.
Sympathetic upgrades support modern family life. New French windows and doors open to a raised rear terrace and landscaped gardens. Sash windows were repaired or replaced, fireplaces were reinstated and significant re-roofing was undertaken for durability. Throughout, contemporary comfort has been balanced with heritage integrity.
The result is a revitalised Cheltenham home that celebrates Regency proportions, performs reliably and contributes positively to the conservation area.
